Stemphoski motioned to accept the minutes of the May 30, 2007 Meeting, 2nd by Raino. Motion voted, all in favor.

New Business
- Schultzville Deli - Amy Jacoby and Lisa Zimmer, proprietors of the Schultzville Deli, came to the Planning Commission requesting information.
The deli is looking to get an E liquor license to sell beer to go. Though they live more than 500 yards from the Schultzville United Methodist Church, they have
obtained approval from the church to obtain the liquor license. The hours of operation will not change due to getting a liquor license. The area is zoned a C-2
and according to the Township ordinance a conditional use is required when there is changes or additions to an existing conditional use. A site plan will also be
required showing the building and parking spots. The deli will need a letter from the Township allowing them to move forward. Haan stated that they will need to
formally ask the Township for a conditional use, to send a letter with a check for $500 to proceed.
- Eckel Major Subdivision - John Seaman’s was present to represent the plans he drew for a 5-lot major subdivision for Keith Eckel on Port Royal Road.
A waiver of section 402.2Q and 403.2Q require that five foot contour lines, based on an actual topographic survey be shown on the plans. Seamans showed twenty foot contour
intervals based on interpolation from the USGS mapping. Given the size of the lots and the fact that there are not any proposed improvements, detailed topography is not warranted.
Also, waiver from section 605 that requires a detailed stormwater and drainage control plan be provided. Again, since the project is not proposing any improvements this would not be
warranted. Plans were submitted to LCRPC and Milnes Engineering for review. Motion by Raino to accept the plans, 2nd by Lilik. Motion voted, all in favor.
- White’s Farm - Mr. McMinn is looking to purchase the White’s Farm and would like to find out first if he can operate a garden center at the property. The deed
has land restrictions and submitted a copy of a letter from the State granting permission. Haan again stated that he would need to formally request a conditional use hearing from the
Township in the form of a letter with a check for $500 to proceed.
Unfinished Business
- Cummings Subdivision - The Commission reviewed the letter of approval from LCRPC. Their comments about the plans not meeting zoning requirements for front setbacks
was rescinded by LCRPC after Seamans explained that it is grandfathered in. Also, they make comment about driveway permits may be required, however, it is a private road and no permits
are required. Motion by Lilik to recommend approval and forward to the Supervisors, 2nd by Holweg. Motion voted, all in favor.
