Planning Commission meeting (July 25, 2007)

Meeting called to order at 7:30 PM with the Pledge of Allegiance to Flag.

Parsells motioned to accept the minutes of the June 27, 2007 Meeting, 2nd by Sartori. Motion voted, all in favor.

New Business

  • Gilpin Subdivision - David Gilpin addressed plans that were presented to the Township office for a minor subdivision of a lot-line adjustment of five (5) feet. One home will end up 15 feet from side property line. Haan explained that this will need to go before the Supervisors for a hardship variance. Commission will leave it up to the Supervisors as to what needs to be done if they grant the hardship.
  • Kochmer Subdivision - John Seamans represented the major subdivision plans for Mike and Angie Kochmer. Seamans requests waivers to use the USGS maps for the contour lines and the detailed stormwater control. Wetland delineation was done in 1999. This subdivision would break off a 4.34 acre piece off the main lot for their son. This test pits for done for the purpose of sand mound septic system. Driveway permit, engineer comments, LCRPC comments, and DEP modules will be needed. Motion by Lilik to accept the plans, 2nd by Stemphoski. Motion voted, all in favor.

Unfinished Business

  • Eckels Minor Subdivision (Falls Road) - All comments were received from LCRPC and DEP. Motion by Lilik to recommend approval from Supervisors, 2nd by Stemphoski. Motion voted, all in favor.
  • Eckels Major Subdivision (Port Royal Road) - Commission reviewed letters between Ned Slocum and John Seamans. Commission is awaiting planning modules and driveway permits before recommending approval.

Being no public input or further business, Stemphoski motioned to adjourn, 2nd by Parsells. Motion voted, all in favor. Meeting adjourned, 8:50PM.
